Moisture is the most common culprit. Wood joists and beams that stay damp over time soften, rot, and lose their load-bearing capacity. Mold and fungal growth accelerate that process. Pest damage, particularly from termites, can hollow out structural wood with very little visible evidence from above. In some cases, the original construction used undersized or inadequately spaced supports, and settling soil or foundation shifts over the years have made a marginal situation worse. Often it’s a combination of factors rather than a single cause.

Not always, but it warrants prompt attention. A floor that has been gradually settling for years is a different situation from one that has changed noticeably in a short period of time. Either way, the underlying cause won’t resolve on its own, and structural problems tend to worsen and become more expensive to repair the longer they go unaddressed. If you’re noticing changes, getting an assessment sooner is better than waiting.

Common approaches include reinforcing or replacing damaged joists, installing adjustable steel support jacks or pier systems to restore proper support under sagging areas, and sistering, which means attaching new joists alongside damaged ones to redistribute the load. Moisture and drainage issues should also be resolved alongside or before structural work, since repairing damaged joists without addressing the moisture source that caused the damage is likely to lead to the same problem again.

That said, crawl space conditions require working in tight, often damp or contaminated spaces, and the repair approach needs to account for what caused the damage, not just what’s visibly damaged.
